One of the Dallas-area’s fastest growing distribution and warehouse districts is getting more workforce housing to support new jobs in the area.

Developer Matthews Southwest and Family Gateway have opened a 336 unit apartment community at 700 J.J. Lemmon Road in Hutchins.

The $43 million project is near Interstates 20 and 45 in southern Dallas County.

Called Hutchins Gateway, the new rental community is targeted at residents who earn 60 percent or less of Dallas County’s median income of $46,200. Rents in the project range from $811 to $1,264 per month.

Hutchins Gateway was developed using housing tax credits and bonds awarded by the Texas Department of Housing and Community Affairs.

The new apartment community is already 90 percent occupied or preleased. The property is managed by UAH Property Management.

The new development includes a club house with business center, fitness center, swimming pool and dog park. This is the second affordable rental community developed by Matthews Southwest.

The Dallas-based real estate firm also built a 164-unit project in the Cedars neighborhood a few blocks south of downtown.

And the developer is working on plans for a high-rise workforce housing community on Bryan Street on the east side of downtown Dallas.
